1. Agree the marketing plan before spending

Speak with your estate agent about the target buyer, the property’s condition and the intended launch. A full refurbishment is not automatically the right decision. Ask which practical issues would distract from a viewing and which changes are unlikely to justify their cost. Set a preparation budget and approve the scope before instructing work.

2. Separate belongings from the property

Decide what will stay for marketing, what needs storing and what can be cleared. Give particular attention to entrances, circulation space and rooms whose purpose is difficult to see. For an inherited or jointly owned property, confirm authority and agreement before disposing of items. Keep documents and potentially valuable contents aside for review.

3. Resolve the agreed repairs

List visible issues clearly, then separate ordinary finishing work from anything needing specialist assessment. A surveyor or appropriate contractor may be needed where the cause is unclear. Do not cover up a defect simply to improve a photograph. Keep a record of completed work and relevant paperwork for your agent or conveyancer.

4. Clean after the disruptive work

Arrange the final clean once removal and dusty repairs are finished. Agree kitchens, bathrooms, floors and windows within the cleaning brief, including any areas that are difficult to access. If the property is vacant, establish who is responsible for access and for checking it between the clean, photographs and viewings.

5. Prepare for photography and visits

Before the photographer arrives, clear everyday clutter and check that the agreed rooms are accessible. Discuss which features to show with your agent. Photographs should represent the property accurately. Give viewing providers clear key instructions and any restrictions, and agree how feedback will reach the person handling the sale.

6. Get the documents moving alongside the work

Ask your agent and legal representative which documents they need, such as information about alterations, guarantees or the lease. Check the EPC position before marketing: GOV.UK says an EPC must be ordered before marketing for sale or rent where required. Confirm any exemption with the appropriate adviser. A market appraisal for pricing is different from a formal valuation for a specific purpose.
