Choose the report for the stage you are at
An inventory and schedule of condition records the property at the start of an instruction. A check-in records the agreed handover; a check-out records the condition at the end. Tell us which stage you need and whether there is an earlier report to refer to.

Make the visit useful
For a new tenancy, complete clearance, repairs and cleaning before the inventory where possible. Provide access to the rooms and areas to be recorded, and identify anything excluded. An occupied property, inaccessible room or missing earlier report can limit what can be documented.
Record observations, not assumptions
A useful record distinguishes what was seen from what could not be checked. Visual inventory reporting does not replace a building survey, electrical inspection, gas safety check or other specialist assessment. A report can support a later discussion, but does not guarantee the outcome of a deposit dispute.
